Inspections are a two-phase process. In the first phase we give you an overview of the options. In the second phase, once you've narrowed down your preferred communities and layouts, we show you all available units. We conduct inspections at times that suit you, including evenings and all day at weekends. We know the pros and cons of the city's properties, and help you evaluate the alternatives. If you're new to the city, we integrate an orientation program into the inspection schedule that covers essentials such as schools, hospitals and how to get around the city.


Once you've identified a suitable property, we list out your requirements in a Letter of Intent outlining the major terms of the lease. If you or your employer has any specific lease term requirements, these are included. The Letter of Intent also outlines eventual renovation plans at the property. We then start negotiations with the landlord on your behalf. Armed with an insider's knowledge of the current market and well-honed negotiating skills, we ensure best terms are secured.


When both parties agree to the terms in the Letter of Intent, we draft the Tenancy Agreement and present it to both parties for review. We screen the document to ensure clarity and fairness. On acceptance, both parties sign the Tenancy Agreement. An advance rent payment is required prior to the commencement of the lease. A two-month rent deposit is also required. This will be reimbursed to you at the end of the lease, subject to the property being handed over in good condition, with allowances for fair wear and tear.


Renovations can be anything from a new coat of paint to structural changes. Renovation approvals must be sought prior to work commencing. We inspect renovation works weekly, sending you a photographic update on progress. In this way, we are able to monitor adherence to renovation plans and catch mistakes before you move in. If furnishings are needed, we assist you with ordering and managing deliveries.

We conduct a thorough pre-move check prior to your move-in. The check-list covers potential pit-falls such as air-conditioning, leakages, and ADSL access. We even run the washing machine. Any faults are outlined in a report and sent to the Landlord. If needed, we schedule a second pre-move check to ensure that all is in order. On move-in day, we are there to assist you. Both parties sign a Handover List detailing the inventory and utility readings. We show you how appliances work and how to pay utilities, telephone and internet bills.
